Can someone help me out here on what I'm struggling to understand re: the deficit?

some ideas:
half the housing revenue is one shortfall.
A-V expense of putting most classes online
maybe smaller class sizes for in-person classes may mean more sections/teachers.
PPE for faculty/staff/students
frequent Covid-19 testing for faculty/staff/students
costs associated with the necessary isolations and quarantines generated by frequent testing

You can add smaller endowment and reduction in annual philanthropic giving.
