We own and rent out in GGH. I was born in North Beach and raised in the Sunset. Perhaps the very nature of the neighborhood (fairly nice houses easily accessed by bad guys), often empty during the day leads to breakins. There have been street muggings in much greater numbers in the last couple of years and quite a few home invasions in a particular ethnic groups' homes. Not much homeless... yet. I would guess that the 16th Avenue steps is high on the list of smash and grab as the beautiful mosaic stairs draw many tourists and rental cars. Also the neighborhood might be the world's leading porch pirate destination.

As for the Tenderloin... enemy controlled territory. All races, all ages, Needle Park and the City's toilet.
